Downtown streets and brick buildings in Amesbury MA

The quick answer: From July to September 2026, single family homes in Amesbury MA that sold got an accepted offer in about 21 days. They sold for about 1.7% above the final asking price on average. Buyers had 22 homes to choose from at the end of September, up from 14 a year ago, per MLS PIN.

Your home isn't competing with what sold last spring. It's competing with what buyers can choose today.

If you own a home in Amesbury MA, you've probably heard two stories this fall. One friend says homes still go fast. Another says the house down the street cut its price. It's easy to feel confused about which one is true.

If you're stuck on this, you aren't alone. Buyers feel it too. They wonder if they should wait, or if waiting will cost them.

Both stories are true, and the numbers show why. Every number below comes from MLS PIN, the shared listing system for Massachusetts, in reports I ran on October 13, 2026. They cover single family homes.

Homes priced right still sell fast. Buyers just have more homes to compare them to.

Source: MLS PIN Quarterly Market Review, single family, Amesbury MA, run October 13, 2026. Third quarter (July 1 to September 30) of each year. Averages, not medians.

Here's the short version. From July to September 2026, homes that sold got an accepted offer in about 21 days. A year ago, it took about 26 days. Those homes sold for about 1.7% above the final asking price on average. A year ago, they sold just under it.

At the same time, fewer homes went under agreement: 35, down from 41. Under agreement means a buyer and seller signed a deal that hasn't closed yet. More sellers changed their price, too: 11, up from 8.

Do buyers in Amesbury MA have more homes to choose from?

Yes. At the end of September 2026, you had 22 homes to choose from. A year ago, you had 14.

On October 13, 2026, there were 20 homes for sale, up from 13 on the same day in 2025. That's close to where 2024 was, with 22.

Here's the part I find most telling. Fewer new homes came on this summer, 41 instead of 47. Yet more were for sale at the end. That tells you some homes are taking longer to find their buyer.

So far this quarter, from October 1 to October 13, 7 new single family homes were listed. That's only two weeks, so it's too soon to call a trend.

Are home prices going down in Amesbury MA?

Not across the board. The average price dipped, but the price per square foot went up.

The average sale price from July to September 2026 was about $735,000. That's down 6.3% from about $785,000 a year ago. The average price per square foot rose 5.6%, from about $367 to about $387.

How can both be true? The homes that sold this summer had less space on average. So each home cost less, while each square foot cost more.

The full year looks the same. From January 1 to October 13, 2026, the average sale price was about $720,000. That's down 5.9% from 2025, and up 10.4% from about $652,000 in 2022.

How long do homes take to sell in Amesbury MA in 2026?

About three weeks to an accepted offer. From January 1 to October 13, 2026, homes that sold got an accepted offer in about 20 days on average.

Source: MLS PIN 5-Year Area Market Review, single family, Amesbury MA, run October 13, 2026. Single family homes sold from January 1 to October 13 of each year. Averages, not medians.

In 2022, it took about 12 days, and buyers paid about 7.3% above the final asking price. In 2026, you can expect about 20 days and about 0.7% above. Buyers still compete for good homes. They just take a little more time to decide.

Are more Amesbury MA sellers changing their price?

Yes, more than at any time in the last five years.

In the 12 months to October 13, 2026, 48 homes changed price. In the same stretch a year earlier, 31 did. In 2022, only 19 did.

Over the 12 months to the end of September, 131 homes sold, down from 141 a year earlier. Buyers are still buying. They're just saying no to homes that feel priced too high.

What does this mean if you're buying in Amesbury MA?

You have more room to breathe than you did a year ago. That should feel like good news.

Every buyer we work with gets a lender who runs the numbers before every offer. You'll know your payment before you fall in love with a house.

What does this mean if you're selling in Amesbury MA?

Your home is being compared to the 20 or so other homes buyers can tour this week. That's your real competition, not what sold last spring.

Price is always your choice. Before you choose, I walk you through three facts, in this order. First, what sellers near you accepted lately, for how much, and why they chose that buyer. Second, every home for sale in your price range, so we know how yours can stand out. Third, the accurate similar sales from the last 30 days.

Why don't last spring's sales tell you your price today?

Because buyers' payments change when mortgage rates move. A sale from six months ago only helps if it's adjusted for what buyers can pay now.

That's why this page leans on the newest quarter. Ask for the newest numbers on your own street before you choose your price.

What should you do next?

  1. Look at the table above and note how many homes buyers can choose from right now.
  2. If you're buying, have a lender run your payment before your next tour.
  3. If you're selling, tour two or three homes for sale in your price range so you see what your buyer sees.
  4. Make a list of what to fix, what to leave and what to tell buyers before you choose a launch date.
