What's It Really Like Living in Derry NH?

The brick Adams Memorial Opera House building downtown in Derry NH

The quick answer: Derry NH is a large Rockingham County town near I-93, with a real downtown on Broadway, lakes and a lot of history. Kids go to Pinkerton Academy for high school, and the town pays the tuition. Typical single family homes sell for about $500,000 to $625,000.

If I had one morning to decide whether Derry NH fit my life, this is exactly where I'd go.

You keep seeing homes in Derry NH pop up in your search. The prices look good. The photos look good. Still, you've never really spent time there, and that makes you nervous.

So here's where I'd start. Park on Broadway downtown. Get a coffee at The Grind. Browse Once Upon Again Bookstore. Look up at the old Adams Memorial Opera House. Then drive out past Beaver Lake and the Robert Frost Farm.

If you're stuck on this, you aren't alone. It's the exact question my partners and I help you answer. Here's what Derry NH is really like, the good and the tradeoffs, so you can decide with your eyes open.

People come to Derry NH for the price. They stay for the downtown and the lakes.

Where is Derry NH, and what's it like?

Derry NH is a big town in Rockingham County, with I-93 close by. Manchester NH is about 20 minutes from downtown.

The 2020 Census counted 34,317 people here. Downtown runs along Broadway, with shops, places to eat and the Adams Memorial Opera House. Out from the center, you'll find lakes, ponds and quieter streets.

Its nickname is Spacetown. Astronaut Alan Shepard, the first American in space, grew up here. The poet Robert Frost lived on a farm here from 1900 to 1911, and many of his poems drew on those years. The Robert Frost Farm is now a state historic site.

Who is Derry NH a good fit for?

Derry NH fits you if you want a real downtown, lakes and history, at a price that leaves room in your budget.

Here's who I see fall for it most:

If you've been priced out of the towns around you, Derry NH is worth a real look. Once you see a house you're proud of, at a payment you feel good about, the choice gets a lot easier.

What kinds of homes are in Derry NH?

You'll find a wide mix, from starter homes to big homes on the water.

You'll see colonials, split levels and ranches across town, plus larger lakefront homes. Condos and starter homes give first time buyers a way in.

Areas feel different from each other. Buyers often ask about downtown, the east side of town, the Beaver Lake area and the Island Pond area. Ask us which streets fit your budget before you write an offer.

Well prepared homes often go under agreement in about 10 to 20 days. Under agreement means the buyer and seller signed a deal. So good homes move. You usually have a little time to think, not just hours.

The range is just a guide. Condos and starter homes sell below it. Lakefront homes and big homes on land sell above it. Call or text me for what's selling on the streets you like right now.

What's the commute from Derry NH?

You'll most likely drive. Boston is about 45 to 55 minutes without traffic, mostly on I-93.

There's a new way onto the highway, too. Exit 4A opened in Londonderry NH in 2025, with a new road called Old Rum Trail that links it to Folsom Road in Derry NH. The state built it to ease traffic on Route 102 through downtown.

Derry NH doesn't have a train stop. If you'd rather not drive, Boston Express buses leave from Exit 5 in Londonderry NH for South Station and Logan Airport. Work in Massachusetts? You still pay Massachusetts income tax on that pay.

What does a normal Saturday look like in Derry NH?

Your Saturday starts downtown and ends by the water.

Coffee at The Grind or crepes at Casa Java Cafe. Books at Once Upon Again Bookstore, on the same block of Broadway. Records and games at 8-Bit Gaming, and vintage finds at The Nest Vintage & Home.

Then get outside. Ride the rail trail through town. Tour the Robert Frost Farm from late May to mid October, and reserve ahead, since tours are kept to eight guests. Visit Taylor Mill on Island Pond Road, a historic water powered sawmill in Ballard State Forest.

For your next great meal, try Fody's Tavern or Charlie Mac's Pizzeria. End with a beer at Rockingham Brewing Company, or catch a show at the opera house.

How are the schools and taxes in Derry NH?

Look up the schools for your exact address on the state's school reports site, and check the tax bill on the real house you like.

The town's school district, SAU 10, runs preschool through grade 8. For high school, kids go to Pinkerton Academy, a private nonprofit school that serves as the high school for Derry NH and several nearby towns. About 3,100 students go there, and the town pays the tuition. The state reports $19,301.87 spent per student in 2022 to 2023 for the preschool to grade 8 district.

The 2025 tax rate is $18.99 per $1,000 of assessed value, per the town. About 68 percent of it pays for schools. A 2026 revaluation will change both your value and your rate on the fall bill. A revaluation is when the town updates every value to match the market. Our Derry NH schools and property taxes guide goes deeper.

What should buyers know before moving to Derry NH?

Fall for the street, then check the house hard.

Every buyer gets a lender who runs the numbers before every offer. You'll know your payment before you fall in love.

What should sellers know about Derry NH?

Your buyer is often comparing your home with homes in the towns around Derry NH.

Show them the life, not just the rooms. Downtown Broadway, the lakes, the rail trail, the history. Presentation and preparation matter here, because buyers are comparing your home to what they saw last weekend.

Price is your choice. We'll walk you through accurate similar sales on your street so you can choose with confidence.

What are the biggest tradeoffs of living in Derry NH?

There are four I always share with you before you buy.

For a lot of people, the price, the downtown and the lakes make those easy trades. For others, they aren't. Both are fine. That's why we talk it through.

What's changing in Derry NH?

The roads around town are changing, and so are the tax bills.

Exit 4A finished its interchange work in July 2025. Folsom Road upgrades are set to finish in June 2028, and the state projects the whole project wraps up in 2029. The 2026 revaluation will set new values, and the state sets the new rate in November 2026.

On November 3, 2026, voters also decide a school tax cap question. If it passes in town, the local school part of your tax could only grow with inflation and new construction.

What should you do next?

  1. Spend one morning in Derry NH: coffee at The Grind, Broadway downtown, then Beaver Lake.
  2. Pick two homes you like and run the real tax bill on each.
  3. Look up the schools for each address on the state's school reports site, and visit Pinkerton Academy.
