The quick answer: From January 1 to October 16, 2026, 104 single family homes sold in North Reading MA, up from 88. The typical home got an accepted offer in about 18 days and sold for about 102.1% of the final asking price on average. The median sale price was about $962,000, per MLS PIN.

Your home isn't competing with what sold last spring. It's competing with what buyers can choose today.

If you own a home in North Reading MA, you've probably heard that prices jumped this summer. You've maybe also heard that buyers got pickier. It's easy to feel unsure which one matters for you.

If you're stuck on this, you aren't alone. Buyers feel it too. They wonder if the best homes are already gone.

Both stories have some truth, and the numbers show why. Every number below comes from MLS PIN, the shared listing system for Massachusetts, in a report I ran on October 16, 2026. It covers single family homes.

More homes sold. Buyers just stopped stretching as far past the asking price.

What's happening in the North Reading MA housing market right now?

What does this mean if you're buying in North Reading MA?

You have a little more room than a year ago, and that should feel like good news.

North Reading MA is one of the towns everybody wants, and not everyone can afford. If it feels like a stretch, you aren't the only one. Many buyers who start here land nearby, and love it once they see a house they're proud of at a payment they feel good about.

Every buyer we work with gets a lender who runs the numbers before every offer. You'll know your payment before you fall in love with a house.

Our guide to living in North Reading MA covers the town and the honest tradeoffs.

What does this mean if you're selling in North Reading MA?

Your home isn't competing with what sold last spring. It's competing with what buyers can choose today, and buyers are pickier about price.

Price is always your choice. Before you choose, I walk you through three facts, in this order. First, what sellers near you accepted lately, for how much, and why they chose that buyer. Second, every home for sale in your price range, so we know how yours can stand out. Third, the accurate similar sales from the last 30 days. Our complete seller guide has the full plan.

Why don't last spring's sales tell you your price today?

Because buyers' payments change when mortgage rates move. A sale from six months ago only helps if you adjust it for what buyers can pay now.

That's why this page leans on the newest numbers. Ask for the newest sales on your own street in North Reading MA before you choose your price.
