Salem NH Schools and Property Taxes: What Will You Really Pay in 2026?

Aerial view of shops, apartments and a pond with a fountain at Tuscan Village in Salem NH

The quick answer: Salem NH's 2025 tax rate is $18.16 per $1,000, up from $17.60 in 2024. About $11.48 of it, or 63 percent, pays for schools, the smallest school share of four nearby NH towns. A 2026 revaluation resets values and the rate on December bills, so don't use the old rate on a new value.

Your payment has to fit your life, not just your approval letter.

Your lender looks at your tax bill when you get approved. You live with it every month after that. If you're nervous about what it'll really be in Salem NH, you aren't alone.

I hear the same two questions from families moving up from Methuen MA and Haverhill MA. Are the schools good? What will I pay in taxes?

So here are the Salem NH numbers in plain words. Every figure comes from the town or the state, and I'll show you where each one lives.

The best tax number to know is the one on your bill, not the one in the headline.

What's the property tax rate in Salem NH?

The 2025 Salem NH tax rate is $18.16 per $1,000 of assessed value. In 2024 it was $17.60.

Assessed value is the value the town puts on your home for taxes. To estimate your bill, divide that value by 1,000. Then multiply by the rate.

Here's how the town breaks it down:

Part of the rate20252024
Town$5.90$5.66
Local school$10.07$9.74
State education$1.41$1.46
County$0.78$0.74
Total per $1,000$18.16$17.60

The state sets the rate, and the town posts it. You won't know the 2026 rate until the state sets it later this fall.

How much of a Salem NH tax bill goes to schools?

About 63 percent of your rate goes to schools.

The local school part is $10.07 and the state education part is $1.41. That's $11.48 of the $18.16.

The local school part went up 33 cents in 2025. The town part went up 24 cents. The state education part went down 5 cents. So most of your 56 cent increase came from the local school and town budgets.

How will the 2026 revaluation change your Salem NH bill?

It'll change both your value and your rate on the December 2026 bill.

A revaluation is when the town updates every value to match the market. I wrote a full guide on it: what a revaluation like Salem NH's means for your tax bill.

The short version is simple. Don't multiply your new value by the 2025 rate of $18.16. That rate was set for the old, lower values. It'll give you a scary number that won't show up on a real bill.

How much does Salem NH spend per student?

The state reports $18,475.77 per pupil for 2022 to 2023 for the Salem NH district.

The statewide average that year was $20,323. That's the newest year I could confirm on the state site.

Spending tells you about budgets, not about teaching. If you're choosing a school for your kids, visit it, talk with parents and look at the state's school profiles yourself.

How does Salem NH compare with Derry NH, Londonderry NH and Pelham NH?

Salem NH sits in the middle on rate and has the smallest school share of the four.

Town2025 rate per $1,000Tax on each $100,000 of assessed valueSchool share of the rateState cost per pupil, 2022 to 2023
Derry NH$18.99$1,89968%$19,301.87*
Londonderry NH$14.47$1,44772%$20,053.63
Pelham NH$19.09$1,90965%$17,255.52
Salem NH$18.16$1,81663%$18,475.77

*The Derry NH district runs preschool through grade 8. High school is paid as tuition to Pinkerton Academy.

A rate isn't a bill. Each town assesses homes a little differently, and Salem NH is resetting its values right now. If you're torn between two towns, compare the real tax bill on a real house you like in each.

What's on the November ballot for Salem NH schools?

A school tax cap question is on every New Hampshire ballot on November 3, 2026.

A new state law put it there. The governor signed it on July 15, 2026. If your town passes it, the local school part of your tax could only grow with inflation and new construction. Bonded building projects don't count toward the limit.

It wouldn't cap the town, county or state education parts of your bill. If it passes, it starts July 1, 2027 and lasts two years unless voters renew it.

Some people see tax relief. Others worry about cuts to programs. Either way, it could shape the Salem NH school budget, so read the question before you vote.

Is Salem NH cheaper than Methuen MA or Haverhill MA?

It depends on your income and how you spend, not just the tax bill.

New Hampshire has no broad income tax on wages and no general sales tax. It leans more on property tax. Massachusetts taxes income and sales, and leans less on property.

So you can't compare two tax bills by themselves. You have to look at your whole year. If you earn a paycheck and shop a lot, Salem NH may come out ahead. If you're retired on a fixed income, the property tax matters more. There's a real answer for your numbers, and it takes about twenty minutes to work out.

What should you do next?

  1. Look up the new 2026 value of a Salem NH house you like on the town's assessing site.
  2. Don't multiply it by the 2025 rate. Wait for the new rate this fall.
  3. Visit the Salem NH schools your kids would use.
  4. Read the school tax cap question before you vote on November 3.
