What Happens When You Sell Your House and Buy the Next One on the Same Day?

The quick answer: Your sale closes first, usually in the morning. Once the money from your sale is ready, your purchase closes, often that afternoon. Owners in Andover MA, North Andover MA and southern NH do this all the time. The key is lining up movers, walk-throughs and money transfers before the day comes.

The keys were in their hands. That's when the fear finally let go.

Getting to that moment is the whole point. It's moving day, and you have two closings on the calendar. Maybe you feel nervous. What if one runs late? What if the money doesn't show up?

That worry is normal. Almost every client I've had feels it the week before. You aren't alone, and you aren't doing anything wrong.

Here's how the day really runs, and what we set up ahead of time so it feels calm.

Closing day should feel boring. All the work happens the week before.

Which closing happens first?

Your sale. The money from it helps pay for your purchase, so it has to close first.

The closings get timed so there's room in between. In Massachusetts, attorneys handle closings, and they set the times together. In New Hampshire, a title company or a closing attorney often runs the closing. Ask who's handling each side, so they can talk to each other.

When does the money from your sale move?

After your sale is signed and recorded, the closing attorney or agent pays out the money. Recording means the deed is filed at the county registry of deeds. Then your money goes where it's needed for your purchase.

On your new house, Massachusetts law says your lender has to pay out the full loan before the mortgage is recorded. That helps keep the afternoon closing on time.

Your attorney or closing agent tells you the exact steps. You'll also get instructions for sending any balance for the new house. Before you send a dime, call them at a number you already have. Never trust wire instructions that only came by email.

When do you do the walk-throughs?

Your buyer walks through your home before your sale closes. So your house needs to be empty and clean by then.

You walk through your new home before your purchase closes. On a same-day move, both happen within a few hours.

How do you plan the move itself?

Here's the order I help clients set up:

What if the day doesn't go as planned?

We plan for it ahead of time. If one closing moves, a short written agreement can let you stay in your home an extra day or two. Or your things can wait on the truck overnight.

Your attorney and I set these up in advance. So a change is a phone call, not a crisis.

What do you bring to closing?

Bring a photo ID and any papers your attorney or closing agent asks for. Bring your house keys, garage openers and codes for your buyer.

For your new home, bring the same ID. Confirm your money was sent the way your attorney told you, by phone, at a number you trust.

What should you check three days before closing?

Your lender has to send your Closing Disclosure three business days before you close. A Closing Disclosure is a form that lists your loan terms and costs.

Read it the day it comes. If anything looks different than you expected, ask your lender why. Now is the time to fix it, not at the table.

What should you do next?

  1. Ask your attorney or closing agent to confirm both closing times in writing.
  2. Save their phone numbers now, so you can check any wire instructions by phone.
  3. Book movers for the day before, or first thing that morning.
  4. Schedule utilities to switch over on closing day, and plan a sitter for kids and pets.
