How Do You Downsize Your Home in Massachusetts or New Hampshire?
The quick answer: To downsize well in Andover MA, North Andover MA or Salem NH, decide what your next chapter looks like first. Check your capital gains with a CPA, since many owners can exclude up to $250,000, or $500,000 for couples. Most downsizers sell first, rent back for a short time, then buy.
They didn't need a bigger house. They needed a life that fit the people they'd become.
That's downsizing in one line. The kids are grown. The stairs feel steeper. The lawn takes your whole Saturday.
Maybe you're standing in a hallway right now, looking at rooms full of memories. You know you don't need all this space anymore. You just haven't figured out what to do with any of it. If that's you, you aren't alone.
Downsizing is almost always emotional before it's financial. Here's how to plan it on your terms, one step at a time.
The next chapter isn't a smaller life. It's a different one.
Why does downsizing feel harder than a regular move?
Because you're letting go on purpose. Most moves add something. Downsizing subtracts.
The house held the holidays, the growing-up years and the dog who lived to fifteen. Pretending that isn't part of the sale is the fastest way to a rushed choice.
The selling part isn't harder than any other sale. The deciding part is. People who plan early, sort their things before listing and picture the next chapter first tend to feel the best afterward.
What does your next chapter look like?
Decide where you're going before you decide what to sell. Most downsizers pick one of four paths.
- A smaller single family home. Fewer bedrooms, a smaller yard, ideally a first-floor bedroom. You keep your independence and drop some upkeep.
- A townhouse or condo. The association handles the outside, the snow and the lawn. You trade some rules and shared walls for free weekends.
- A 55+ community. Low upkeep plus neighbors at the same stage of life. Visit on a Saturday morning, a Wednesday evening and a Sunday afternoon before you choose.
- A full move. Closer to grandkids, somewhere warmer for part of the year, or across the state line. Read our MA vs NH comparison first.
Will you owe capital gains tax when you downsize?
Maybe less than you fear. Many owners can exclude up to $250,000 of gain, or up to $500,000 if married filing jointly.
To qualify, you generally must have owned the home and lived in it as your main home for two of the five years before the sale. The two years don't have to be in a row.
Your cost basis matters too. Money you spent on real improvements, like an addition or a new roof, can raise your basis and lower your gain. IRS Publication 523 explains how. Pull your receipts together early and run the numbers with your CPA before you let fear make the decision.
Do taxes differ if you move between Massachusetts and New Hampshire?
Yes. Massachusetts has a state income tax. New Hampshire repealed its tax on interest and dividends, which took effect in 2025.
When you sell, Massachusetts sellers pay a deeds excise of $4.56 per $1,000 of the price outside Barnstable County. In New Hampshire, the buyer and seller each pay $0.75 per $100. A move across the line has tax effects both ways, so get advice for both states.
Should you sell first or buy first when you downsize?
Most downsizers sell first. You'll know your exact number, and you can buy with a clean offer, often in cash.
The catch is the gap between homes. A rent-back solves it for many sellers. That's a short written agreement to stay in your sold home for a set time after closing. Your attorney puts it in the P&S, the purchase and sale agreement, so the terms are clear.
Buying first can work if your home is paid off and you can carry two homes for a while without strain. A bridge loan or a HELOC, which is a line of credit backed by your home, can help with timing. Both are a second debt, so ask your lender what they cost. Our buy first or sell first guide walks through it.
What do you do with all the stuff?
Start six to nine months before you list. Use three piles: keep, pass on and release.
- Keep what fits the floor plan where you're going and what you truly use.
- Pass on to family, with a deadline. If it isn't picked up by then, it moves to the next pile, with no guilt.
- Release through an estate sale, consignment, donation or a haul-away crew.
Most downsizers find their kids want less than they expected. Molly Smith's guide The House or the Stuff goes deeper, including the hard feelings.
How should you get the house ready to sell?
Light work, not a big remodel. Buyers need a clean canvas to picture their own life there.
- Clear out. Counters bare, closets half full, family photos down to a few.
- Touch up paint. Soft neutral walls and white ceilings. Repaint any room that's still a teenager's.
- Deep clean. Windows, grout, baseboards and carpets.
- Handle what an inspector will flag. Fix it or tell buyers up front.
- Set up rooms simply. Use your own furniture, with fewer pieces per room.
If your home was built before 1978, Massachusetts also requires a lead paint notice for the buyer before you sign the P&S.
How do you choose your price when you downsize?
You choose it. We walk you through three facts first, in this order.
- What sellers near you accepted lately, for how much, why they chose that buyer and what the buyer did to win.
- Every home for sale within 10 miles in your price range. That's what else a buyer could choose, and it shows us how to make your home stand out as the best of the best.
- The accurate similar sales from the last 30 days.
Most sellers pick Energy Pricing, which builds the most momentum, or Market Based, which sits right at recent sales. With our 6 Day Selling Strategy, almost all of our sellers accept their chosen buyer on day 6, right on time. Our listings reach over 40,000 people on average.
How do you get through the emotional middle?
Give yourself room. The hardest week is often the one before the photographer comes, when the pictures come off the walls.
Take photos of the empty rooms. Write down a memory or two. Remember that the life happened in the people, not the building. The next chapter isn't a smaller life. It's a different one.
