Some need more work than the photos show. Some go under agreement, meaning a buyer has a signed deal, before you can even book a showing. So which ones are worth your Saturday?
If you feel stuck on this, you aren't alone. Most of my buyers feel this way at first.
Here are the 10 I'd tour first this week. The first one is ours. I'll tell you why I love it.

How did we pick the 10 best houses this week?
We pulled every house for sale from $600,000 to $700,000 in the 30 towns we serve on October 24. That was 254 homes, counting ones already under agreement.
We kept the ones still open to offers. Each has at least 3 bedrooms and a full set of photos. Then we ranked them. We looked at space for the money, bedrooms, baths, land and updates. We kept one house per town, so you can compare towns too.
Do you get more house for the money in New Hampshire?
On this week's list, yes. The New Hampshire houses averaged about $193 a square foot. The Massachusetts houses averaged about $286.
New Hampshire has no broad income tax on wages. Its property tax rates often run higher. So compare your whole monthly cost, not just the price. Our MA vs NH comparison walks you through it town by town.
What should you check before you tour a $650K house?
Check these five things first. They save you wasted Saturdays.
- How long it's been for sale. It tells you how much room you have to talk price.
- The age of the roof, the heat and the windows. Those are the big bills.
- The yearly property tax bill on the town assessor's site.
- The street at 8 a.m. and again at 6 p.m. It can feel like two different places.
- Your full monthly payment, from your lender, at today's rate.
You can renovate a kitchen. You can't renovate the street.
Can you offer less than the price the seller is asking?
Sometimes, and it's worth asking. Most buyers wait for a price drop or a new listing. That wait can cost you the house.
Here's what I do. I look at how long similar houses take to sell. A week before a house hits that point, I ask one question. Is the seller open to a lower price? A calm ask saves my buyers real money.
One more thing. The seller of 11 Coleman Street in Peabody MA will put $10,000 toward your closing costs or a lower rate.
