How did we pick these 10 luxury homes?

We pulled every house for sale over $1,500,000 in 17 top towns north of Boston on October 24. We kept the ones still open to offers with at least 20 photos.

Then we compared each home's price per square foot to its town. We favored the best space and finish for the money and kept one home per town.

What should you ask before you buy a luxury home?

Ask for the age of the roof, the heating and cooling and any pool or generator. Ask what the yearly upkeep costs. Ask for the tax bill and any HOA rules.

Then ask how long it's been for sale. Luxury homes can take longer to sell. That can give you room to talk price.

Can you offer less than the price the seller is asking?

Sometimes, and it's worth asking. Most buyers wait for a price drop. That wait can cost you the home.

Here's what I do. I look at how long similar homes take to sell. A week before a home hits that point, I ask one question. Is the seller open to a lower price? A calm ask saves my buyers real money.
