Before you fall for the house, fall for the Saturday.
Picture it. Coffee on your deck, the pond in front of you, a pool down the path when it gets hot.
That's the Saturday people picture at Mill Pond. Then the questions start. What does it really cost? What's the fee? Will there be a big bill for repairs?
If you're stuck on those questions, you aren't alone. I lived at Mill Pond, so I asked them too. Here's what I learned, plus what the records say.
The view sells the townhouse. The condo papers tell you what living there costs.

What's it really like to live at Mill Pond?
You get a handy location that still feels quiet. I know because I lived there, and I think you'll feel it the first time you drive in.
My favorite part was how easy everything was. I'd take my dogs over to Weir Hill, launch my kayak right into the water and grab morning coffee at Good Day Cafe. My kids were close to Kittredge, the middle school and the high school.
Even so, you'll find it peaceful in almost every nook and cranny. The landscaping is well kept, and the recent updates to the clubhouse and grounds are really nice.

You'll find attached townhouses, sold as condos. MLS PIN shows them built from 1974 to 1976.
The homes that sold had 2 or 3 bedrooms and ran from 1,353 to 2,272 square feet. Many have three levels, a fireplace and a garage. Some garages are tandem, which means two cars park one behind the other. Some are detached, a short drive from the unit.

The two highest sales were $650,000, a three-bedroom with a two-car garage and a corner unit with pond views. The lowest was $400,000, a unit the listing said needed work.
I know Mill Pond from the inside. I lived here myself, and I've helped many buyers and sellers here since. In November 2025, my partners and I helped a buyer get a three-bedroom end unit right on the water here for $565,000. Water view units are unicorns, hard to find, so we had the numbers ready before it came up.
What's the condo fee at Mill Pond, and what does it cover?
On most homes that sold, the monthly fee ran from $700 to $815, per MLS PIN. Listings from 2026 show $700.
One MLS PIN listing says the fee covers sewer, trash, snow removal, grounds care, the pool, the clubroom, a garden area, extra storage and parking. Heat and electric aren't on that list, so plan for those bills.
Here's the part to slow down on. Several 2025 sellers paid off a special assessment at closing. A special assessment is a one-time bill owners pay for a big project. Ask the trustees what the assessment covered and if another one is planned.
What amenities does Mill Pond have?
You get an in-ground pool and a clubhouse, which listings describe as updated or new. You also get a garden area and guest parking.
The setting is what you'll fall for. Listings talk about decks over the water, private courtyards and sunrise views. One waterfront listing even talks about kayaking and paddleboarding from the backyard.
Pets are allowed at many units, some with rules, per MLS PIN listings. If you have a dog, read the pet rules before you write an offer.
Who tends to buy at Mill Pond?
Are you buying your first home? Moving down from a bigger house? Buying to rent? You'll find all three here, and listings speak to each of you.
MLS PIN listings don't describe Mill Pond as a 55+ community. A few units have also been listed for rent, so ask how the rental rules work. Read the master deed and rules for the exact answer on both.
What should you check before an offer at Mill Pond?
Read the condo documents before you fall in love. Ask for these:
- The budget and the reserves. Reserves are the savings for big repairs.
- Any special assessments, past and planned.
- The master insurance policy, so you know what it covers.
- The rules on pets, rentals and changes to your unit.
- The last year of meeting minutes.
These homes are about 50 years old. Ask your home inspector to look hard at the windows, the heat and the decks.
Then run the full monthly number: mortgage, fee and taxes. The FY2026 home tax rate in North Andover MA is $11.24 per $1,000 of assessed value, per the state. A unit assessed at $500,000 would pay about $5,620 a year.
What should sellers at Mill Pond know?
Your buyer is often picturing that Saturday on the deck. Show them the water, the courtyard and the pool, not just the rooms.
Have your condo papers ready early. If an assessment is open, decide how you'll handle it before you list. You'll hear about it from buyers right away.
