The quick answer: Get approved two ways first, with your home sold and without it. Then pick one of four paths: sell then buy, buy then sell, both at once, or separate the two. In North Andover MA, homes got an accepted offer in about three weeks this summer. Both moves fit on one calendar, here or in Salem NH.

You're scrolling houses at night from a place you've outgrown. You'd think the hard part is finding the next house. The truth is, it's the order you do things in.

Maybe the kids share a room now. Maybe the dog needs a yard. Every night you open the listings, find a house you love, and then the knot in your stomach shows up.

What if your place sells and you've got nowhere to go? What if you buy first and get stuck with two payments? If you're stuck on this, you aren't alone. It's the question I hear most from people who already own a home in town.

Say you own a condo, townhouse or starter home in North Andover MA and want the next house in town or close by. This page is the plan I use. It's the order of steps, the four paths, the questions for your lender and what to do if something changes.

Two moves, one calendar, and a plan you can see from the first day.

In this guide

Is this page for you?

Yes, if you own a home in North Andover MA and you're ready for the next one.

Maybe you bought a condo or townhouse as your first home. Now you want a house with more room, a yard or a home office. Maybe the next house is in town. Maybe it's in Andover MA, Haverhill MA, Methuen MA or Salem NH.

You may also be moving here from out of state for a new job, with a house to sell back home. The same steps work for you. The only change is that your sale and your purchase are in two places.

This is my favorite kind of move to help with. First you buy your first home. Then you sell it and move up to the house you plan to stay in. Later, I help your parents downsize. If that's where you are, our downsizing guide is for that move.

What order do you do things in when you sell and buy in North Andover MA?

Numbers first, then your path, then your dates. Here's the order I use with every client:

  1. Get approved two ways. Your lender tells you what you can buy with your home sold, and what you can buy without selling it.
  2. Find your likely sale price. I look at what sellers near you said yes to lately and why. Then every home for sale in your price range within about 10 miles. Then the accurate similar sales from the last 30 days.
  3. Pick your path. Sell then buy, buy then sell, both at once, or separate the two. More on each below.
  4. Get your home ready while you shop. Clean, bright and a short repair list. Most of this happens while you look at houses.
  5. List or write your offer, in the order your path calls for.
  6. Line up both closing dates so your sale money arrives when your purchase needs it.
  7. Bring in your attorney early. In Massachusetts, attorneys handle closings, so yours needs both dates as soon as they're set.

For the full six step version, read how to line up selling and buying.

Which of the four paths fits you?

The one that matches how much risk you're comfortable carrying. These are the four paths I teach in my class, How to Buy and Sell at the Same Time.

PathIt fits you ifThe upsideWhat to plan for
Sell, then buyBuying before your home sells feels like too big a riskYou know exactly how much money you haveA short window to find a house you love and agree on terms
Buy, then sellYour lender approves you without your saleYou shop calmly and move onceTwo homes on your budget until yours sells
Both at onceYou want one move and closings in the same weekNo gap and no second payment for longTight dates, and an offer that depends on your sale
Separate the twoYou want to know exactly what to expectThe strongest offer when you buyA stay in temporary housing, and rates or prices moving while you wait

Most homeowners I meet fit one of three kinds. See which one sounds like you.

Your next home comes first. If you don't need your sale to buy, focus on buying. Once your inspection, appraisal and loan approval are through, and title comes back clear, list your home when you feel ready. An appraisal is the lender's check on what a home is worth. Title is the record that shows the seller can sell it to you.

Buying before your home sells feels like a massive risk. Then list first. When you get an offer, ask for a suitable housing condition for a set period. That means your sale goes through only if you find your next home by a set date. The upside is you know exactly how much money you have. The tradeoff is time. There's no promise you'll find a house you love and agree on terms in a short window.

You want to know exactly what to expect. Sell, take your money and stay in temporary housing for a while. Then buy with no sale tied to your offer. You'll have the strongest offer a seller can get, and a bit of an adventure. The risk is that nobody knows what rates and prices will do while you wait.

Not sure which order fits? Buy first or sell first walks through the five numbers that decide it.

What's different about selling and buying in North Andover MA right now?

You have more choices as a buyer, and more homes to stand out from as a seller.

Source: MLS PIN Quarterly Market Review, single family, North Andover MA, run October 13, 2026. Q3 2026 (July 1 to September 30) vs Q3 2025.

At the end of September, 36 single family homes were for sale in North Andover MA, up from 19 a year earlier. Homes that sold got an accepted offer in about 21 days, or about three weeks. They sold for about 103.9% of the asking price on average.

Here's what that means for a move up. On the buying side, you have almost twice as many houses to pick from, and twice as many sellers lowered their price this summer. On the selling side, your buyer can compare your home to more choices than last year. Presentation and preparation matter more.

If you're moving up from a condo, the gap matters too. Mill Pond townhouses sold for a median of $500,000 from 2024 to 2026, per MLS PIN. Single family homes in town sold for an average of about $1,023,000 from January 1 to October 13, 2026. That's why many move-up buyers compare North Andover MA with Haverhill MA, Methuen MA and Salem NH. Moving up from a condo in North Andover MA or Salem NH covers that choice, and the October market update has every number.

What should you ask your lender before you list?

Ask to be approved two ways: once with your home sold, and once without it. That one answer tells you which paths are open.

Then bring these questions:

  • What can I buy if my home is sold? What can I buy if I still own it?
  • If I buy first, what's my payment for both homes, and how many months can I carry it?
  • Can I use a HELOC or a bridge loan? What does it cost, and do I need to open it before I list?
  • How much cash do I need at closing, and when?
  • Does my approval need a signed deal on my home, or a closed sale?
  • How long does my rate lock last if the dates move?

A HELOC means a line of credit that uses your home as the backing, like a credit card. A bridge loan is a short loan against your current home that helps you buy before it sells. Both are a second debt, so ask your lender to show you the real cost.

How do you make an offer with a home to sell feel safe to a seller?

Answer the seller's worry before they ask it. Their worry is simple: will your house really sell?

An offer that depends on your sale is called contingent, which means you'll buy only if your home sells or closes by a set date. Here's what makes a seller comfortable saying yes:

  • Your home is already listed, or better, under agreement. Under agreement means you have a buyer with a signed deal.
  • A short window, so the seller isn't waiting for months
  • A lender letter that shows how you're approved
  • A clear listing plan with photos done and a launch date set

Your own price matters here too. When your purchase depends on your sale, you have a short window to get to market and find a buyer. For that seller, Energy Pricing is the fastest and the safest route to the most money. Energy Pricing is meant to draw a lot of attention and competing offers. It's still your choice. Our sellers choose their path. We bring the plan. Here's how the three pricing models compare.

For every step of that offer, read will a seller accept a home sale contingency.

How long does selling and moving up take in North Andover MA?

Plan in three stretches. Your path decides how they overlap.

Before you list. Get your two approvals, learn your likely sale price and pick your path. Get your home ready while you tour houses, so you know the right one when you see it.

From listing to an accepted offer. Single family homes in North Andover MA got an accepted offer in about 21 days from July to September 2026, per MLS PIN. Your home and your price shape your own timeline.

From accepted offer to keys. In Massachusetts, the Purchase and Sale Agreement is the full contract, and attorneys run the closings. Your Closing Disclosure is a form that lists your loan terms and costs. Your lender has to send it three business days before you close, per the Consumer Financial Protection Bureau. When both moves close the same day, your sale closes first and your purchase right after. Selling and buying on the same day shows what that day looks like.

What can go wrong, and how does the plan handle it?

Most surprises have an answer that's planned before you list. Here are the ones people ask me about most.

What ifHow the plan handles it
Your home gets an offer before you find the next oneA suitable housing condition, a longer closing or a rent-back gives you time to buy.
You find the house before yours is listedIf you're approved without your sale, you buy first. If not, you write an offer tied to your sale, with a short window and your listing ready to launch.
The seller is nervous about your saleYour home is listed or under agreement, your lender letter shows how you're approved, and the window is short.
Your buyer's appraisal comes in lowWe go over your options with your attorney and check your purchase dates.
The two closing dates won't meetA rent-back or a short extension, put in writing by the attorneys.
Rates move while you waitYour lender runs both approvals again, so you always know your budget.

A rent-back means you stay in your sold home for a set time after closing, under a short written agreement. In Massachusetts, your attorney writes it. A kick-out clause lets a seller keep showing their home after saying yes to you. If a new buyer shows up, you get a short window to drop your sale condition or step aside.

Why is this move close to home for me?

I grew up in North Andover MA, and later I lived at Mill Pond with my kids.

I'd take my dogs over to Weir Hill, launch my kayak and grab morning coffee at Good Day Cafe. My kids were close to Kittredge, the middle school and the high school. I've sold many homes at Mill Pond since. Read my Mill Pond guide for more.

Home, for me, is here

This is home for me. I grew up north of Boston. I raised my two daughters here as a single mom while I built my business. When they were little, they hosted open houses with me.

We lived at Mill Pond in North Andover MA. I hiked Weir Hill with my dogs. I launched my kayak on the pond. A lot of my mornings started at Good Day Cafe.

So when you ask me about a town, you get more than numbers. Ask me about a school, a street or your commute, and you get someone who has lived it. If you're making a move here, you won't make it alone.

Lisa is an expert negotiator and we were able to get everything that we wanted for our offer.
