What part of the work do you like, and what part are you avoiding? Because the version of LSG that works for one agent is not the version that works for another. We do not hand new agents a script. We build a plan around the agent.
Before we talk marketing, before we talk lead sources, before we talk anything else, we map your effective service area. What areas do you know? What areas do you want to work in? Where do you already have a story that gives you an edge?
An effective service area is not a fifty-mile radius. It is the geographic footprint where you have real knowledge, real interest, and a real chance of converting clients quickly. The agent who grew up in Methuen, lives in Andover, and has a brother in Salem NH does not need to chase Boston. The agent who spent a decade in Newburyport restaurants does not need to be the Worcester expert. We start where you have an unfair advantage and we expand from there as you earn the right to.
For agents who do not yet have a clear answer, we draw it out. We ask about the towns where your friends live, where you went to school, where you used to work, where your kids play sports. The footprint is almost always already there. Most new agents have just never been asked to name it.

We test niches with you before we commit to them. Some niches sound great and convert poorly. Some sound boring and quietly produce six figures a year. Our job is to tell you the difference based on what we have seen across nearly 2,000 sales in MA and southern NH since 2007.

The single most important conversation an agent has with a seller is the pricing conversation. Get it right and the home sells fast at a number the seller is proud of. Get it wrong and the listing sits, the seller blames the agent, and the next conversation is about market adjustments. We teach pricing the way a developer underwrites — comps, condition, position, micro-market, seasonality, and the honest read on what the next buyer will actually pay. You will learn to defend a price with data, not with hope.
Buyers ask different questions. What is this home actually worth right now? What is a fair offer if we have to compete? Where can we push back if we are the only one in? You will learn to read a list price the way a listing agent built it, to spot inflation and underpricing-as-strategy, and to write an offer that protects your buyer without overpaying for the privilege of winning.
We teach smart negotiation. That phrase matters. Smart negotiation is not adversarial. It is informed. It is the work you did before the first counter — knowing the other side's motivation, the comps, the inspection thresholds, the appraisal risk, the closing timing. Agents who walk into negotiation prepared rarely have to fight. Agents who walk in unprepared almost always lose.
Once the strategy is set, you work with our marketing team to build the materials. None of this is generic. None of it is off the shelf.
