How did we pick these 10 condos?
We pulled every condo for sale from $200,000 to $400,000 across the towns we serve on October 24. We kept the ones still open to offers with at least 600 square feet.
Then we compared each condo's price per square foot to its town and added the monthly fee. The best values made the list, one per town. We skipped 55+ communities and listings that said they need major work.
What do condo fees cover?
On this week's list, fees run from about $200 to $502 a month. Your fee often covers building insurance, outside upkeep, snow and lawn care. Some cover water or heat.
Ask for the budget, savings, rules and meeting notes before you offer. Our condo fee guide explains what to look for.
Can you offer less than the price the seller is asking?
Sometimes, and it's worth asking. Most buyers wait for a price drop. That wait can cost you the home.
Here's what I do. I look at how long similar homes take to sell. A week before a home hits that point, I ask one question. Is the seller open to a lower price? A calm ask saves my buyers real money.
What are the best coffee shops, parks and sandwiches in these towns?
A great first home comes with a great coffee shop. Here's what's in each town on this list. Want the full picture? Read our town guides for Londonderry NH, Derry NH, Portsmouth NH, Plaistow NH, Groveland MA, Newburyport MA and Salem MA.
