Relocating to Salem NH From Out of State: How Do You Buy the Right House From Far Away?

The quick answer: To relocate to Salem NH from another state, get approved first, tour homes by video, then take one scouting weekend. New Hampshire has no state tax on wages and no general sales tax, so property tax is the big local bill. You'll have 60 days after you move to switch your license and register your car.

The right house at the wrong speed is still the wrong house.

The new job starts in eight weeks. You're on the couch at 11 p.m., a thousand miles away, flipping through homes in Salem NH. One looks perfect. You've never driven down that street. You don't know what the tax bill will be. You don't even know if New Hampshire does closings the way your home state does.

So you wonder. Do you move fast and hope it works out? Or do you wait, rent for a year and pay to move twice?

If you're stuck on this, you aren't alone. My partners and I help families move here from other states, and the worry always sounds the same. Here's the plan we use, step by step, so the speed fits the house and the house fits your life.

Get approved, see it by video, then come for one weekend that settles it.

In this guide

What's different about buying a house in New Hampshire?

Three things feel new to most people: the taxes, the transfer tax and the 60 day clock after you move.

What changesIn Salem NH
State tax on your wagesNone. The last state tax on interest and dividends ended after 2024.
General sales taxNone
Main local taxProperty tax. The 2025 rate is $18.16 per $1,000 of assessed value.

New Hampshire doesn't tax your paycheck and has no general sales tax. Towns pay for schools and roads mostly with property tax. So the tax bill on the house matters more here than in many states.

One catch if your new job is in Massachusetts. Massachusetts still taxes the pay you earn for work done there, even if you live in Salem NH. The state rate on wages is 5%. If you work from home in New Hampshire for a company elsewhere, ask your CPA how your days count.

Want the full side by side? Our honest Massachusetts vs New Hampshire comparison runs the math.

What will your property taxes be in Salem NH?

The 2025 rate in Salem NH is $18.16 per $1,000 of assessed value. Assessed value is the value the town puts on a home for taxes.

At that rate, you'd pay about $1,816 a year for each $100,000 of assessed value. So a home assessed at $600,000 would come to about $10,896 a year, on 2025 values.

Here's the twist. The town is doing a 2026 revaluation. A revaluation is when the town updates every home's value to match the market. The new values and a new rate show up on the December 2026 bills. The town says not to multiply a new value by the old rate. That gives you a number that's too high.

So ask us for the real bill on the real house. Your lender needs it anyway. Our Salem NH schools and property taxes guide breaks down where each dollar goes.

How much does a home cost in Salem NH?

Typical single family homes sell for about $525,000 to $650,000, per our Salem NH town page. We update it from MLS PIN and public sale records.

You'll see colonials, capes and ranches across town, plus newer homes near Tuscan Village. Condos and starter homes sell below that range. Larger homes on more land sell above it.

Condos come in many styles. Artisan at Tuscan Village is a newer elevator building where MLS PIN shows one sale at $910,000. Town Village is a 55+ community where the one MLS PIN sale closed at $625,000.

Buyers often ask about the Tuscan Village area, the Depot area and Millville. Each one has its own price point and feel. Tell us your payment and your must haves, and we'll show you which streets fit.

Can you buy a house in Salem NH before you've seen much of it?

Yes. Many relocating buyers see most homes by video first, then fly in once to decide.

Start with the photos and 3D tours in each listing. Then one of us goes to the homes that look good and walks you through on a live video call. That's when you catch what photos skip. Road noise. The slope of the yard. A damp smell in the basement.

Before you look, get a pre-approval, which is a letter from a lender saying how much they'll lend you after checking your income and credit. Ask for one from a lender who makes loans in New Hampshire. Then pick your top price and your deal breakers, so you can say yes fast when the right house shows up.

Some relocating buyers have found me through a Boston terrier tag on Instagram. Then we spent a day touring neighborhoods together. That one day often answers more than a month of scrolling.

How do you plan a scouting weekend in Salem NH?

Come to confirm your choice, not to start over. Show up with a short list of four to eight homes.

WhenWhat to doWhy it helps
Friday nightFly or drive in. Grab dinner near Tuscan Village. You see the busy side of town first.
Saturday morningCoffee at Farmhouse Roasters, then tour your top four to eight homes. You see the homes while they're fresh in your mind.
Saturday afternoonGo back to your top two. Drive the streets around them. The street matters as much as the house.
SundayCanobie Lake Park or the rail trail, then a grocery run.You get a feel for a normal weekend.
Monday at 7 a.m.Drive I-93 south toward your job.You learn the real commute before you buy.

The places on that list come from our Salem NH town page, where we keep the local spots our clients ask about. Our living in Salem NH guide shows what a normal Saturday looks like.

Short on time? Our relocation help includes a private tour day. We line up the homes, the route and the timing so you spend your day looking, not driving in circles.

How do you time your move with a new job start?

Work back from your first day at work. Then pick one of three paths.

  • Buy before you start. This works when you can get approved and close in time. Ask your lender how long their loans take from signed deal to closing.
  • Rent first, then buy. A short rental gives you time to learn the town. You'll move twice, so price both moves.
  • Sell and buy at the same time. If you own a home now, line up both sales so you move once. Our buying and selling at the same time guide shows you the order.

Ask your new employer if they offer relocation help. Some cover moving costs or a short rental. Get it in writing before you plan around it.

How does a closing work in New Hampshire?

In New Hampshire, a title company or a closing attorney often runs the closing. The closing is the day you sign the papers, the money moves and you get the keys.

Here's the usual order once your offer is accepted:

  1. You sign a Purchase and Sale Agreement, which is the contract with the price, the dates and your conditions.
  2. You put down an escrow deposit, which is money held by a third party to show you're serious.
  3. You do your home inspection. If the home has a private well, test the water too.
  4. Your lender orders the appraisal and finishes your loan.
  5. You get your Closing Disclosure, which is the form from your lender with your final numbers. Sign it the day it arrives.
  6. You close, and the deed is recorded with the county.

Plan for the transfer tax. New Hampshire charges $0.75 per $100 of the price, and the buyer and the seller each pay that rate. On a $600,000 home, that's $4,500 for the buyer and $4,500 for the seller.

About water. Nearly half of New Hampshire residents get their water from a private well, per NH DES. The state recommends a well test for home buyers. Ask on every home if it has town water and sewer or a private well and septic.

Can't fly back for the closing? Ask your closing attorney or title company early how you can sign. Some buyers sign with a power of attorney, a paper that lets someone you trust sign for you. What's allowed depends on your lender, so ask at least two weeks ahead.

What's the commute like from Salem NH to Boston?

Most people drive. I-93 runs through Salem NH at Exits 1 and 2, and Boston is about 33 miles away, per our Salem NH town page.

Without traffic, that's about 45 minutes. Rush hour takes longer, so drive it at the time you'd really leave before you buy.

Salem NH doesn't have a train stop. If you'd rather not drive, the Boston Express bus stops at Exit 2 and runs to South Station and Logan Airport. Check the current schedule before you count on it.

Working closer to home? From Salem NH, it's a short drive to Andover MA, Methuen MA or Windham NH.

What do you have to do after you move to Salem NH?

Your license and car come first. You have 60 days.

  • Driver's license. New Hampshire says new residents who drive here must get an NH license within 60 days. Go to any NH DMV office with proof of your identity and where you live. You'll hand in your old license.
  • Car registration. Also within 60 days. Start at the town clerk in Salem NH with your title and proof of where you live. Then get a safety inspection at an approved station. Cars newer than 1996 also get an emissions check.
  • Schools. The Salem NH School District, SAU 57, serves the town. Call the district office to enroll, and confirm which school serves your address. You can look up school reports on the state's iPlatform site.
  • Utilities and mail. Set up power, internet and trash pickup, and file your change of address.

Need a mover, an electrician or a well company? Our trusted vendor list has the people our clients have used. Just ask Lisa, she's got a guy.

What should you ask before you buy a home in Salem NH?

Ask these on every home, and you'll know what you're buying before you're locked in.

  • What's the real tax bill, and how might the 2026 revaluation change it?
  • Is it town water and sewer, or a private well and septic?
  • How old are the roof, the heat and the water heater?
  • Has water ever come into the basement?
  • How long is the drive to my job at rush hour?
  • Which school serves this exact address?
  • Is there a homeowners association or condo fee, and what does it cover?

Every buyer we work with gets a lender who runs the numbers before every offer. You'll know your payment before you fall in love with a house.

What should you do next?

  1. Write down your job start date and work back to a target closing date.
  2. Get a pre-approval from a lender who makes loans in New Hampshire.
  3. Pick your top price, your must haves and your deal breakers.
  4. Book video tours of your top homes, then plan one scouting weekend.
  5. Call Lisa Sevajian at 978-457-3406 to set up your tour day.

Home, for me, is here

This is home for me. I grew up north of Boston. I raised my two daughters here as a single mom while I built my business. When they were little, they hosted open houses with me.

We lived at Mill Pond in North Andover MA. I hiked Weir Hill with my dogs. I launched my kayak on the pond. A lot of my mornings started at Good Day Cafe.

So when you ask me about a town, you get more than numbers. Ask me about a school, a street or your commute, and you get someone who has lived it. If you're making a move here, you won't make it alone.

Lisa is an expert negotiator and we were able to get everything that we wanted for our offer.
