What did buyers and sellers miss in Salem NH this week? Here are the three things that matter.
Maybe you're waiting on your tax bill and wondering what the new values will do to it. Maybe you're buying and feel unsure if prices are about to dip.
If that's you, you aren't alone. Three things matter right now: how long homes take to sell, how many you can choose from and what the town is doing with your bills.
Homes in Salem NH are listed in a different system than homes in Massachusetts. So I use the public New Hampshire Realtors report. The newest one covers September 2026. It's for single family homes. I checked it on November 8, 2026, with this week's town news.
Homes are taking longer to sell than a year ago, and buyers have more to choose from. Prices for the year are still up a little.

New listings slowed down, though. 24 homes came on the market in September 2026, down from 35. Buyers are taking their time.
How long do homes take to sell in Salem NH in 2026?
A little longer than last year. From January 1 to September 30, 2026, homes took a median of 21 days on the market until they sold. In the same stretch of 2025, it was 16 days.

Is it a buyer's or seller's market in Salem NH?
It's closer to even than it's been in a while.
From January 1 to September 30, 2026, sellers got about 100.6% of their first asking price on average. Last year it was 101.3%. So sellers are still getting about what they ask. Buyers have more time and more homes to compare. That gives them room to talk on homes that started too high.
What's happening in Salem NH this week?
Three town items matter if you own a home here or plan to buy one.
- Tax bills are waiting on the state. At the Town Council meeting on November 2, 2026, the town said it can't print or mail tax bills until the state sets the 2026 tax rate, per the town's meeting recap. This is the first bill with the new values from this year's town-wide revaluation. The town's revaluation notice put the average single family increase at a preliminary 51%. The town also says a 50% jump in value doesn't mean a 50% jump in taxes, because the rate adjusts. If you own, wait for the rate. If you're buying, ask your lender to use the new value and rate.
- Water and sewer rates go up January 1. The water rate goes from $4.75 to $5.60 per 1,000 cubic feet, and sewer goes from $5.75 to $6.15, the Eagle-Tribune reported on November 7, 2026. The Town Council also liked the idea of a higher rate for homes that use a lot more water. If you're buying, add a little to your monthly budget for water and sewer.
- Two detours should end soon. The town is aiming to open the Ermer Road roundabout on November 20 and reopen the Bridge Street Bridge on December 4, per the same meeting recap. If you're selling near either one, buyers may have an easier drive soon.
One more date: the public hearing on the town's proposed 2027 budget is November 19, 2026.

- Look hard at homes that have been on the market more than a month. There may be more room to talk on those.
- Don't count on a big discount. Sellers still got about 100.6% of their first asking price this year.

Home, for me, is here
This is home for me. I grew up north of Boston. I raised my two daughters here as a single mom while I built my business. When they were little, they hosted open houses with me.
Home was North Andover MA. I grew up in the library neighborhood on Mifflin Drive, later moved out to the country side of town, and loved every moment of my 40 or so years there. I hiked Weir Hill with my dogs, and a lot of my mornings started at Good Day Cafe.
So when you ask me about a town, you get more than numbers. Ask me about a school, a street or your commute, and you get someone who has lived it. If you're making a move here, you won't make it alone.
Lisa is an expert negotiator and we were able to get everything that we wanted for our offer.
